Terms & Conditions
1. Only persons named on the booking form are allowed to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any person not shown on the booking form will be asked to leave.
2. Deposit / Security Deposit. A deposit of 20% is required with the completed booking form.
Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.
3. Prior to your arrival at Regal Palms you will be required to pay a $250 property damage protection deposit to our Property Management. This amount will be charged to your credit card and refunded upon a satisfactory inspection of our home. However, we reserve the right to charge, in full, for all costs to repair any damages found.
4. At the time of confirmation, an account will be issued showing the balance due. This is payable eight weeks prior to the date of departure. Bookings made within eight weeks of departure are payable in full at the time of booking. Full details of location and entry will be sent to you after full payment has been received.
5. The owners reserve the right to cancel the booking if payment is not received by the due date.
6. Amendments. Alterations to confirmed bookings can be made at the owner's discretion.
7. Arrival /Departure. The rental commences at 4pm on the day of your arrival and ceases at 11.00am on the day of your departure. The property will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes. A telephone is available for your use in the house. Local calls are free of charge, but you will need a prepaid phone card or credit card for long distance or international calls.
8. Force Majeure. The owners or owners' agents cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (eg. strikes, floods, and closure of airports, weather conditions or other events beyond our control.) In the unlikely event of a complaint during your stay, please contact the Management Company.

9. Liability. The owners or owners' agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. Please bear in mind that the villa is situated on a development which consists of both residential and vacation homes. Therefore the owners or owners' agents cannot be hold responsible for any ongoing construction, alterations to existing properties or any noise as a result thereof on or around the housing development.
10. Inventory Items. No inventory items may be removed from the house. This includes linens and towels. Any breakage or damages must be reported to the management company immediately.
11. Insurance. Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accidents, sickness and damage.
12. No Smoking Policy. Smoking is not allowed
13. No Pets Allowed.
14. Along with our Management Company, we are completely independent of Regal Palms Resort and Spa Management and as such we cannot be held liable for the availability or condition of any of the resort amenities during your stay - this includes but is not limited to: pool complex, spa, sauna, tiki bar, volleyball court, bar area, games room, gym, computer room, club Wi-Fi
