• Bookings require a non-refundable deposit of 20% of the booking value to secure your dates.
• All rates include Florida State sales tax (12%).
• Rates are by property, not by person.
• Check-in time is 4.00pm and Check-out time is 11.00am.
• No guests under 21 unless accompanied by an adult
• All outstanding balances should be paid in full, 8 weeks before arrival.
• A cleaning and administration charge of $85 / £50 is added to all reservations of six nights or less.
• Minimum booking of three nights.
• Bookings of three nights will be charged an additional $25 booking fee.
• All reservations are taken subject to all Terms & Conditions
• Please use the link above and read the Terms & Conditions before booking. If there is anything that you don't understand about the Terms and Conditions then please ask us either by phone or email.
• We will respond to emails within a 24hr period and where possible answer the telephone immediately. However, if  it is necessary to leave a telephone message we will return your call as soon as possible/within 24hrs.

• Major debit/credit cards are accepted using Paypal. Personal cheques accepted with advance notice.
